The “Big Idea” was to obtain a livable house trailer and have it set up in my back yard so that I can rent out the house. This will enable to make the house payment and also be a source of income for me in retirement years. By selling off much of my belongings, i was able to obtain nice mobile home and now am faced with setting up the trailer with utilities and making it into a nice home.
If you decide to go with the option of hiring one crew to do the entire job, you will want to get a good contract written up. In it, specify exactly what is expected to be done and how much you are to be charged. You both will sign and get copies of the agreement. This is not what happened to me. I ended up having to contract out the work to several different handymen over the entire summer. I made a mistake by not going with the offer the mover made for the job and have lived to regret it.
You will need to plan out where on your property you want to situate your house trailer. Know exactly where your property line is. You may need to survey it or else rent a metal detector and find the metal stakes at each corner and mark them off. You may want to tie a string for this. Walk the property with a tape measure and make sure the place you choose to set up your house trailer is at least 10 ft away from any property line. Most places have a law about this. This will ensure you will still have the option of selling your home one day in the future if you so choose.
Then you will need to get an excavator in there and scrape the ground where the trailer will be down to the gravel. Another option is to build a pad, if you can find a way to do it more inexpensively than just scraping the ground. I could not, so opted for the excavation. If you have a well like I do, this is the time to tie into it. Bury the water line to the trailer. Hopefully you’ve found one by now and can guestimate about where to put the main line at. Mark the spot off with a rock for the driver to know where to put it. This is where most of your exposed plumbing will be. You will have to insulate this later. This is the time he will also have to dig in your septic or hook you up to the main at the house using Tees and more septic pipe will need to be bought.
After the delivery of your house trailer, the fun is about to begin! Whatever worked in it when you bought it, probably won’t by the time your trailer home shakes and shimmy’s all the way to it’s new home. When we hooked up the water pipes it looked like an ocean coming from underneath! I had to replace all my plumbing, a good part of the roof, most of the gas pipes and 2 motors in the gas furnace. The dishwasher and the stove didn’t work. There was no refrigerator. The roof leaked, and I had pots everywhere catching raindrops! It was clear I would need a handyman. Hopefully you have one of these in your family, or maybe can call on the expertise of friends.
There are inexpensive and cost effective ways to hire help and obtain all the things you’ll need to finish setting up your house trailer by hiring skilled unemployed workers from the craigslist, and also to help you whip your house into rental condition. By doing these things it gets you one step closer to being able to rent the house out and get the cash you need to make the bank payments on your home and stop the foreclosure.
