The housing market is terrible, the economy is awful, you have lost your job and you’re on the verge of losing your house. What is the solution? Out of necessity, you can sell your house alone. Even during tough times, there are still many buyers out there and if your approach is correct, they will pay you a visit.
This is no time for you to be stressed out, cool heads must prevail. Think about this for a moment and teach yourself how to sell your way out of trouble.
Selling your house is not some complicated and difficult job which requires a college degree in order to accomplish. Selling your house requires two ingredients, common sense and a house and you have both of those.
As terrible as life may seem to you, at this very moment, begin to realize that maybe your new career is underneath your nose but you cannot see it. Maybe flipping houses is your calling. It is an exciting business for many and a great way to make a living. Once you have sold your home the sky is the limit.
With that said, let’s begin to sell your house.
First off, I hope that you have not listed your house with a real estate company. If you were to do that, you will be required to sign a contract from six months to a year and you will have no guarantee that they will even sell your house.
Save that 6% commission and sell your house alone.
Before you put your house on the market, there are a few things you must tend to. First, you will want to take an honest evaluation of your house from across the street. How does the roof look? The paint job and any deteriorated wood must be addressed. How do your trees and shrubs look, do they need trimming? You should address any problems which you see.
The goal is to have the outside of your house make a statement. That statement must be, “I am the best looking and neatest house on this block. You would be proud to own me.”
Without the proper look on the outside of your house you may never find anyone to look at the inside of your house. Spend time with this and be honest with yourself.
Once you have addressed any problems with the outside of your house, the inside is the critical ingredient. There one essential ingredient which will need consideration. A perspective buyer is searching for their dream home. This means that you must take your personality, completely, out of the house. A potential buyer must be able to see their family living in the house. If your stuff is everywhere, they may miss that important feature.
A potential buyer is in the market to buy a house and the house is what they must see. This means to keep everything in your house simple.
The bathrooms and kitchen generally sell a house, so begin in your kitchen. Every house has some unique features and your job is to show off those unique features. Take a hard look at your kitchen. You have been living there, so you probably have many things in sight which a potential buy will not need to see. The trick to selling a house quickly is to create the appearance that no one lives in the house.
Take a look at your countertops. If you have a toaster, a coffee maker and a set of canisters on your countertop, that will be enough. Everything else must go! Never have magnets of any sort stuck to your refrigerator. Clear the dining room table, except for a bowl of fruit. Check out the paint job and if it is necessary don’t hesitate to paint with a neutral color. Neat, clean and organized is the look which you are striving for.
In the bathrooms, keep in mind, the appearance you are striving to achieve is that no one lives in the house. Hang a couple of fresh towels but remove the tooth brushes and tooth paste. No makeup should be in sight and everything should be sparkling clean. Clean the shower door or replace the shower curtain. Check out the paint job in the bathrooms and if it is necessary don’t hesitate to paint with a neutral color.
For the rest of the house, check the paint job and take the action necessary. Clean all ceiling fans, light fixtures, vents, windows and doors throughout the house.
Now to the backyard; trim all trees and plants. Place all toys out of sight, cut the grass and transform your backyard into the paradise that it is.
In the garage you should organize and clean. Clutter in the garage is a no-no and you should store any unneeded clutter. Keep everything simple and clean.
With all the hard work that you have just performed, keep in mind that no realtor on earth would have achieved what you have achieved.
Your house is now “head and shoulders” above any house on the market and selling it should not be a problem for you.
