To most homeowners garage door maintenance is often an afterthought. Unfortunately for those who treat it as such, the end result is usually finding oneself unexpectedly locked out of one’s own garage.
Here are a few general garage door maintenance tasks that are short on time but long on prevention.
To complete these general garage doors maintenance tasks you will need to assemble the following basic items;
• Light machine oil
• Microfiber cloth
• Clean steel wool
• Fine grain sand paper
• Graphite powder
Tasks to Complete
While standing inside your garage examine the garage door tracks. Take a clean microfiber cloth and meticulously wipe off any residual dirt and oil evident on the tracks.
If you do not have a microfiber cloth make sure that whatever cloth you do use doesn’t leave stray pieces of fabric behind.
It is important that the garage door tracks are clean because dirty tracks are the number one impetus behind garage door jams and jumps.
Once the tracks are clean, re-lubricate them using either a light machine oil or graphite. Both are generally available at your local hardware or machine shop store.
After you have re-lubricated the tracks open and close the garage door several times to aid in the even re-distribution of the oil.
The natural opening and closing motion of the door will re-distribute the oil for you.
Next, turn your attention to the garage door hinges. Inspect them for rust, dirt, and proper lubrication.
Rust issues can be easily corrected. If there is visual evidence of rust on the hinge’s steel pins, remove the pins and lightly sand away the rust using either a light grain sand paper or piece of clean steel wool.
Wipe the pins and hinges clean in the same manner as you did the door tracks.
Once the condition of the hinges meets with your satisfaction, lightly oil them again using the same lubricants used when re-lubricating the door tracks.
Proceed by inspecting the garage door’s roller wheels. Note that the roller wheels should be in alignment with the door tracks.
If they are not, in most cases you can realign them by gently adjusting the wheel’s metal supports.
When the roller wheels are properly aligned, lubricate them with either the light machine oil or the graphite.
Continue by examining the lock sets. At this point it is imperative to mention that under no circumstances should oil or grease be used in or around the lock mechanism or key channel.
Instead lubricate the lock mechanism and key channel with graphite powder, using puffs of air to coach the graphite further into both the mechanism and channel.
Finally, examine the base of the door, the door’s edges, bottoms and panels. These too can be kept in tune.
Repair any damage to the driveway where it meets the door.
As far as the door’s edges, bottoms and panels are concerned, repair and paint any of the surfaces that need in according to manufacturer’s instructions.
